Unless you are a one and done rehabber/flipper; you want to stand behind your product. This means that you want to give your buyers a reasonable warranty that covers any work that you competed on the home. This warranty can be delivered to a buyer upon mutual acceptance of a purchase and sale contract, or, can be sued to market the property, and attached to the purchase and sale contract. We have spent years building a warranty that is reasonable for both sides, and allows buyers to feel good about you as the renovator/rehabber, and for you as the renovator/rehabber to feel good about your product, while at the same time not giving the impression that you are a landlord to your buyers as well!.
